次贷危机对我国商业银行个人住房消费信贷的启示

摘 要

全球金融风暴的产生始于次级贷危机,次贷危机起源于银行向信用程度较差且收入并不高的借款人提供贷款。在我国,个人住房消费贷款业务对于促进消费信贷的发展起到了巨大的作用,既开拓了银行的业务空间,为银行创造更高的经济效益,同时还促进了房地产的发展。目前个人住房消费信贷在实际操作中仍存在着诸多问题,其中最值得关注的就是开展该业务时所承担的风险问题。如何借鉴次贷危机的教训,去克服、去防范这些个人住房消费信贷的风险,是为了不重蹈由此而会引发一系列悲剧的当务之急,只有把好了风险关,我国个人住房消费信贷业务甚至金融界才能得到健康、长远及稳健的发展。

综上所述,本文通过对美国次贷危机中住房抵押贷款风险的分析,进而研究我国商业银行应当如何有效防范业务过程中可能会产生的风险,并建设有效的相应对策和措施,使得银行既不至于被限制其信贷业务的开拓空间,又能拥有全方位风险制衡机制,力争将个人住房消费信贷风险消灭在萌芽之中

Sub-Prime Mortgage Crisis and Its Implications to

Chinese Commercial Banks’ Individual

House-Consuming Loans

Abstract

Produce the global financial crisis began in sub-prime mortgage crisis, subprime mortgage crisis originated in the banks to lower credit and income level is not high loan borrowers. In China, individual housing consumer loans for the promotion of consumer credit has played a huge role in the development of both the space to open up the bank for the bank to create more economic benefits, while also promoting the development of real estate. At present individual housing consumer credit in practice there are still many problems, the most noteworthy is the conduct of the business risks assumed. How to learn the lessons of the subprime crisis to overcome, to prevent these individual housing consumer credit risk, is thus in order not to repeat the tragedy would trigger a series of priority, only the good risks related, individual housing consumer credit business in China even the financial sector to get healthy, long-term and stable development.

To sum up, this article on the U.S. subprime mortgage crisis, mortgage risk analysis, and then study how China's commercial banks should guard against the course of business risks may arise, and build effective countermeasures and measures, so both banks was not subject to limit its credit operations to open up space, but also has a full range of checks and balances the risks, and strive to eliminate the credit risk of individual housing consumption in the bud.
