摘 要
随着我国经济发展和城市开发，物业管理已形成规模，其效益也越来越明显。在对地方政府经济效益而言，主要体现为：减少了大量的财政补贴，对住宅区开发企业而言，能提高物业市场竞争力，使开发企业的房产畅销，加速资金周转。同时，完善的物业管理能为开发商树立良好的企业形象，吸引更多的房地产交易商和消费者。在环境效益上，住宅区内的环境和布局、治安等与整个建设风貌融为一体，提高了房地产业的综合效益。小区物业管理是针对当代社会这一市场需要应运而生的。用计算机操作的小区物业管理系统是为小区管理者更好的维护各项物业管理业务处理工作而开发的管理软件。小区物业管理系统在现代社会是最热门的行业，是最关切老百姓实际生活的设计，各种人性化的配置，使管理者和业主对住宅小区中的事物能更方便、更快捷、更满意的得到答复。因此，本系统决定选用DELPHI作为应用程序开发工具，以ACCESS作为后台数据库。利用DELPHI提供的各种面向对象的开发工具，尤其为开发数据库系统提供了一系列的方便而简洁操纵数据库的智能化对象组件。论文首先介绍了课题研究的意义、国内外现状等。然后通过系统分析、系统设计、系统实现等几步详细说明了小区物业管理系统的开发。

ABSTRACT
As China's economic development and urban development, property management has been the formation of scale, its efficiency has become increasingly evident. Economic benefits in terms of local government is mainly reflected as follows: to reduce a large amount of financial subsidies for residential development business, to enhance the competitiveness of the property market, so that the development of best-selling real estate enterprises, speed up cash flow. At the same time, a sound property management for the developer to establish a good corporate image and attract more real estate dealers and consumers. Effectiveness in the environment, residential areas and the layout of the environment, law and order, together with the whole character-building, improve the overall efficiency of the real estate industry. Area property management for the needs of contemporary society came into being in this market. Area of computer operations with the property management system for estate managers to better maintenance of the property management business processes and the development of work management software. Area property management system in modern society is the most popular industries, is the most concerned about the design of real-life people, all kinds of user-friendly configuration, so that managers and owners of residential quarters on things more convenient, faster and more satisfactory receive a response. Therefore, to choose the system as a Delphi application development tools to Access database as a background. Delphi provided the use of object-oriented development tools, especially for the development of the database system provides a series of convenient and simple manipulation of the database components of the intelligent objects. Paper introduces the significance of research, both at home and abroad, such as the status quo. And then through the system analysis, system design, system details, such as a few residential property management systems.
